Coronado, Carlsbad, Oceanside, Encinitas, Solana Beach, and parts of San Diego sit in the Coastal Zone. That adds a Coastal Development Permit, 2–4 extra months.
Oceanside and Chula Vista clear ADUs in 3–4 months. Escondido and Poway lean closer to 6–8. Knowing this up front lets you sequence your move-in or rental income realistically.
