Each service builds on the one before it. You can engage us at any step, but most clients start at feasibility and stay through permit. That's where we add the most value.

01 Phase · Plan

Feasibility & Budget Optional

A powerful first step, but never required. If you'd rather start with design or permit, we can. Most clients still choose feasibility because it surfaces every constraint before money is spent on drawings.

03 Phase · Permit

Permitting

The full plan-check choreography. We prepare the submittal, deliver it to the city, track the application, respond to corrections, and chase the signatures, so you never have to call the building department yourself.

04 Phase · Build

Site Supervision

Add-on for clients building with an outside GC. We attend key milestones, verify field conditions against the approved set, and respond to RFIs so your contractor builds what we drew, not what they remembered.

Yes, most services unbundle cleanly. Common one-off engagements: feasibility-only (you take the report and decide what to do), permit-only (you bring a designer's drawings, we drive the city), or site supervision on someone else's build.

That said: 80%+ of clients start at feasibility and stay through permit, because the team that drew it knows how to defend it.

Our feasibility study is $1,000 flat, and we credit the full amount back if you continue with us into design. So if you sign, it costs you nothing; if you don't, you walk away with a real report you own.

It includes the site visit, zoning math, ADU-type recommendation, and a real cost range. Most studios don't put a number on this. We do.

Design + construction documents are quoted as a fixed fee per project, not hourly, so the budget is locked from day one. The number depends on size, complexity, and whether it's a fresh build vs. a conversion.

You get the fee in writing after feasibility, before signing anything for design. No "$X/sf and we'll figure it out as we go."

Nobody honestly can, the city has final say. But we design every set to clear plan-check on the first round, and our resubmittal fee structure is included in the permit-service price, so you're never paying twice when the city has a comment.

If a project hits a hard "no" from the city (e.g., we discover a recorded easement mid-project), we refund the unworked portion. We're aligned with you here.

Pilot cohort opens Q3 2026, small, intentional, and limited to projects already in our design pipeline. We're staffing the build team carefully so the studio's standards carry through to the site.

Then we start with the discovery call, 30 minutes, free, no commitment. We talk through your lot, your goals, and what's actually possible. Most homeowners come in thinking they want a 2-bedroom and leave with a smarter, smaller idea they hadn't considered.
