Site work began with a careful feasibility read: the existing driveway needed to stay, the rear setback was tight, and the city's standard plan-check timeline was on the longer side. We designed around those constraints, pitched roof, traditional siding to match the primary residence, recessed entry tucked away from the main house, and shepherded the submittal through to full permit in 4 months.
The owners now rent the unit at $2,600/month. The project paid itself back faster than the bank's projection by roughly six months, a satisfying outcome for a build that started as just "we should explore this."
